GRAM Mallorca acts as a real estate intermediary and connection platform between owners, buyers, investors, developers and collaborators. Our services may include: • property marketing, • property acquisition, • viewing management, • documentary coordination, • presentation of investment opportunities, • agency collaborations, • buyer profile dissemination, • strategic commercial advisory, • and support during purchase or investment processes. GRAM Mallorca does not act as a law firm, architecture studio, tax advisory, financial institution or approved technical body.
3. Accuracy of Information & Limitation of Liability
All information published on this website, exposés, presentations, renders, listings, publications, newsletters or commercial communications has been obtained from third parties, including: • owners, • developers, • public registries, • architects, • partner agencies, • real estate platforms, • and other external sources. 4. Fees & Commissions
Unless expressly agreed in writing: • the real estate intermediation commission is borne exclusively by the selling owner, • in accordance with the corresponding sale mandate or marketing agreement. The standard commission applied by GRAM Mallorca is 6% + VAT. The buyer is exempt from paying intermediation fees, unless there is: • an independent agreement, • a personalised search, • an acquisition service, • or any other specific arrangement formalised separately.
5. Agency Collaborations
GRAM Mallorca maintains collaborations with other agencies and professionals in the real estate sector. Unless otherwise agreed, collaborations are based on a 50% split of the net commission generated. All collaborations must respect: • confidentiality, • protection of the introduced client, • and the basic rules of professional good faith. GRAM Mallorca reserves the right to accept or reject collaborations.
6. No Legal or Tax Advisory
GRAM Mallorca does not provide: • legal advice, • tax advice, • urban planning advice, • nor specialised technical advice. All information provided by GRAM Mallorca is exclusively commercial and informational in nature. The user must obtain independent advice before: • signing contracts, • delivering funds, • reserving properties, • or formalising notarial transactions.
7. Form Use & Data Protection
The user accepts that data provided through forms may be processed by GRAM Mallorca for the purposes of: • managing requests, • commercial contact, • presenting properties, • coordinating viewings, • sending real estate opportunities, • or maintaining communications related to the real estate sector. GRAM Mallorca will apply reasonable security and confidentiality measures in accordance with the General Data Protection Regulation (GDPR) and applicable Spanish legislation. The user may exercise their rights of access, rectification, erasure and objection by written request.
8. Intellectual Property
All content on this website, including: • texts, • photographs, • renders, • exposés, • logos, • designs, • buyer profiles, • presentations, • and graphic material, are the property of GRAM Mallorca or their respective owners and may not be reproduced, distributed or used commercially without prior written authorisation.
